The Hapsmith Company Los Angeles ▪ 1996-2005

Executive Vice President & Chief Financial Officer Lead executive responsible for the companyÕs finance/capital, strategic planning, project feasibility, entitlements, design/construction, asset management, development, and operational activities.  Notable projects include:

 

Ÿ   The Shops at Tanforan ¥ San Bruno, CA ¥ 1.0 million square foot regional mall with difficult trade area.

     Redesigned and redeveloped the mall with new 80,000 square foot theater anchor and BART connection.

Ÿ   Weberstown Mall ¥ Stockton, CA ¥ 1.0 million square foot regional mall.  Negotiated and constructed the

     first Dillards store in California.  Renovated mall and successfully structured sale of the mall.

Ÿ   Norwood Center ¥ Sacramento, CA ¥ 150,000 square foot grocery/drug anchored center.  Negotiated

     and built a new Rite Aid store and successfully negotiating a sale that provided excellent returns to partners

Ÿ   Culver Center ¥ Culver City, CA ¥ 200,000 square foot grocery anchored center.  Successfully

     re-designed and renovated center and negotiated and built a new high volume Best Buy and Ralphs grocery store.

Ÿ   SuperMall of the Great Northwest ¥ Auburn, WA ¥ 1.2 million square foot ÒMills-styleÓ super-regional mall.

     Successfully financed, recapitalized and negotiated sale of the property.

 

Art Center College of Design ▪ Pasadena ▪ 2002-2005 

OwnerÕs Representative - Construction & Project ManagementWhile working concurrently for The Hapsmith Company, completed a complex $150 million, 20-year campus master plan for expansion of the college with notable architects Frank Gehry, Alvaro Siza and Daly Genik.  Managed the acquisition, feasibility, design and construction of the collegeÕs new ÒSouth CampusÓ which involved the adaptive re-use of a vacant 100,000 square foot industrial building into a $30 million LEED certified, award winning project.  Successfully negotiated a 99-year ground-lease with the City of Pasadena for the historic Pasadena Glenarm Power Plant building for further expansion of the collegeÕs facilities.  Responsible for managing design, feasibility, capitalization and entitlements for a 185 bed student housing building at the South Campus.   

 

Union Bank of California ▪ Los Angeles & San Francisco ▪ 1985-1996

Vice President/Assistant Manager - Real Estate Industries GroupCompleted the bankÕs training program at top 1% of class in 1986.  Over an 11-year career with the bank, successfully managed the loan portfolios of numerous prominent west-coast development companies and provided underwriting in excess of $1 billion for multiple project types, including single family tract homes, land development, multi-family residential, retail centers, office buildings, industrial parks, biotech facilities and hotels.  From 1992 to 1995 co-managed the Los Angeles office of Special Assets where the team successfully renegotiated and either settled or liquidated in excess of $2 billion of non-performing loans and REO.  From 1995 to 1996, co-managed the Los Angeles office of the Real Estate Industries Group and managed a staff of 12, overseeing all developer relationships within the office.  Notable clients included:  The Ezralow Co., Wareham Property Group, Goldrich & Kest, Shapell Homes, Homes by Dame, Lincoln Property Group, Blackburn Development, National Partnership Investors, Cabot, Cabot & Forbes, Duffel Financial, Samuelson, Hornaday & Schafer, The Selleck Company, Ducket-Wilson, and Christopherson Homes.
